Rooftop decks

Rooftop and balcony decks in San Diego County

Rooftop and balcony decks are among the most technically demanding deck projects because water management is everything. A failed waterproofing membrane under a rooftop deck ruins the ceiling below it. In San Diego, where coastal properties sometimes have flat roofs built in the 1960s and 1970s, we see a lot of balconies where the original waterproofing is long past its service life. We start every rooftop and balcony project with a waterproofing assessment before any new boards go down.

What do homeowners ask about Rooftop decks?

How long does a rooftop deck waterproofing membrane last?

Most liquid-applied and torch-down waterproofing membranes on residential flat roofs last 15-20 years. After that, the membrane becomes brittle and starts to crack at seams and penetrations. We assess the existing membrane condition before recommending repair or full replacement. Building new decking over a failing membrane is the most common and most expensive mistake on rooftop projects.

Can my existing flat roof hold the weight of a rooftop deck?

Most California flat roofs are designed to a live load that includes deck use, but older construction from the 1950s through 1970s should be structurally assessed before adding a deck. We coordinate a structural review when the building age or design raises questions, and we include that assessment in the project scope before any materials are ordered.

What is a pedestal system for a rooftop deck?

A pedestal system uses adjustable plastic supports to raise composite or stone tiles off the waterproofing membrane surface. This keeps the boards dry, allows drainage to reach the drains, and lets you access the membrane for inspection and repair without tearing up the deck. It is the most common rooftop deck system in San Diego because it protects the membrane and extends its service life.
