How long does a rooftop deck waterproofing membrane last?

Most liquid-applied and torch-down waterproofing membranes on residential flat roofs last 15-20 years. After that, the membrane becomes brittle and starts to crack at seams and penetrations. We assess the existing membrane condition before recommending repair or full replacement. Building new decking over a failing membrane is the most common and most expensive mistake on rooftop projects.
